Choosing the right place to live near the University of Florida is a big decision, and having the right information makes all the difference. At Lyons Corner, we keep things simple by providing clear details about leasing, pricing, and what to expect from living in our community. Whether you're just starting your search or ready to secure your spot, we’re here to help you make a confident decision. 

  • Lyons Corner offers a variety of spacious floor plans, including 2 and 3-bedroom apartments, as well as 2, 3, 4, and 5-bedroom townhomes and cottages. 

  • This community blends everyday convenience with modern features designed for easy living. Residents benefit from elevator access, on-site parking for both vehicles and scooters, and bike racks for added flexibility. Inside each apartment, thoughtful finishes include keyless entry, fully furnished layouts, stainless steel appliances, a mounted living room TV, and an in-unit washer and dryer, with select homes also offering private balconies and walk-in closets for additional space and comfort.

  • A security deposit is a qualifying option but is not required for all applicants. 

  • Guarantor 
    A guarantor is typically a parent or guardian who agrees to be financially responsible for the lease. Guarantors must reside in the United States and have a valid Social Security number. They must demonstrate a strong credit history and earn at least three times the monthly base rent. Proof of income is required, and all guarantors are subject to credit, background, rental history, and income screening. 

    Self-Qualify 
    Applicants must have a strong credit score and income equal to three times the monthly base rent. Proof of income is required, and applicants must pass credit, background, rental history and income screening. 

    Security Deposit 
    The security deposit is equal to two months’ rent. 

    Guarantor Waiver Program 
    We offer a third-party guarantor waiver program for a monthly fee. This option requires no upfront costs and provides instant approval upon verification of student status. 

  • Wi-Fi and trash services are included in the rent. Electric and water are not included and are billed monthly through Simple Bills and is based on usage. 

  • We offer a 12-month lease term.  

  • Tours can be scheduled by contacting the leasing office by phone or booking directly through our website. Walk-in tours are also welcome. 

  • Our maintenance team is available Monday through Friday to assist with repair requests and apartment concerns. We also have on-call maintenance available seven days a week to respond to emergency issues. 

  • For urgent maintenance emergencies, please contact the office during business hours and follow the after-hours call prompt after business hours. For life threatening emergencies, please contact 911. 

  • Rent is due on the first of each month and is paid through the Resident Portal app.  

  • Renters insurance is not required. Residents are automatically enrolled in the property’s liability insurance program for a monthly fee. If you have your own renters insurance policy, you can submit it through Foxen to have the property fee waved.

  • Residents may reassign their lease by finding a qualified applicant. Once the applicant is approved the resident is required to pay a reassignment fee which is 85% of the base rent amount. 

    Lease Reassignment Guidelines 

    1. Resident must notify office of intent to vacate. 

    1. The current resident is responsible for finding a qualified replacement. 

    1. All outstanding balances must be paid before reassignment is finalized. 

    1. Lease concessions do not transfer. 

    1. Rent is not prorated. 

  • Unit transfers are available with a $350.00 transfer fee. Please contact the leasing office to discuss available options. 

  • Each unit has its own designated mailbox, and all packages are delivered to the front door of you apartment. 

  • We offer two parking options for residents only. Tandem and Single spots for an additional monthly fee. Contact the leasing office with questions regarding availability. We do not offer guest parking. 

  • No. The total rent for the lease term is a set amount and is payable in twelve equal installments. 

  • We are a pet friendly community. The fees associated with bringing a pet are a $350 One Time Pet Fee and $35.00 Pet Rent Each month.
